Established in 2010 under Timur Holding, Nef, a real estate brand, excels in utilizing even the most compact spaces to create sophisticated living areas. Nef conducts extensive surveys and collaborates with experts and businesses to analyze sectoral requirements in Turkey and cities worldwide. Since 2010, Nef has successfully delivered more than 37 spectacular projects, attaining an impressive 95% client satisfaction across the region and beyond.
Partnering with four top ten architectural firms globally, Nef is one of the most prominent real estate firms. It prioritizes attention to detail, considering even the smallest aspects, from electric keys to door handles, both inside and outside the properties.
In 2021, Nef embarked on a new initiative, investing in California to develop single and multi-family residential communities. The primary objective was to create innovative, technology-oriented, and environmentally friendly living spaces, setting them apart from competitors.
After thoroughly analyzing potential partners, Nef determined that Smart Development Group would be the ideal collaborator to achieve its mission. The initial phase of the collaboration involved market analysis, identifying the target customer profile, and selecting preferred locations. The subsequent phase concentrated on developing the concept and incorporating value-added features such as branded development, smart housing, technology integration, and an innovative architectural approach to establish a distinctive market position.
Following my studies and research, we decided to make the first investment in Coachella Valley, with plans to build the inaugural tech-driven gated community in California. In 2022, I finalized an agreement with Nef to develop the NEF Coachella Residences project, envisioning the transformation of a 60-acre plot (APN #763-080-003) into a residential gated community featuring approximately 170 multi-family homes, each equipped with top-tier amenities for residents and visitors.
The project encompasses premium amenities, such as an executive golf course, a tennis club, a serene stargazing garden, and dedicated clubs for yoga and Pilates. However, our vision extends beyond mere housing; we aspire to integrate social responsibility into the very fabric of our development. This commitment involves establishing an art school, guided by the renowned digital artist Refik Anadol, and facilitating various workshops and community engagement activities.
Furthermore, in our pursuit of excellence, I've begun a collaboration with Porsche Design, which not only boosts the project's global recognition but also leverages Porsche's expertise. Additionally, I have expanded the development team by bringing in new talents. The tentative tract map preliminary phase and the technological infrastructure for the houses we intend to build have already been finalized.
Our tech strategy encompasses eight key areas:
1. Identification of electrical devices and systems, including HVAC, music systems, smart lighting, security, and CCTV2. Designing connectivity and home automation
3. Establishing high-speed WIFI and networks
4. Building cloud data storage
5. Implementing security systems to safeguard against data breaches and cyber-attacks (Nef opted to use Traqle, a new IoT security platform developed by SDG, for the project) 6. Introducing wearable technologies dedicated to various purposes, such as digital bracelets to track the health status of homeowners and enable intervention in emergencies within the gated community
7. Developing an app for the Homeowners Association (HOA) to control, manage, and report data transactions
8. Creating an app for homeowners to manage their smart homes, interact with other homeowners, and engage with the HOA
The distinctive features of the project, coupled with the optimistic master plan, have enabled me to attract numerous investors, securing over $5 million in funds from Turkish investors. The projected overall budget for the project is approximately $280 million, with an estimated quarter expected to be sourced from foreign investors. The Coachella Residences project, backed by the city of Coachella, is positioned to create numerous employment opportunities and contribute to new tax revenues in the U.S.
